Sandwich Second Home Care

For owners who aren't letting their property, but want someone local keeping an eye on it.

Not every owner wants guests. Some just need to know that if a pipe bursts, a window blows in, or post is piling up on the mat, someone local will notice and deal with it before it becomes a bigger problem.

Choose an inspection frequency that matches your property

Essential

One visit a month.

Internal and external security check, leak, damp and mould check, heating and hot water visual check, photographic report, mail collection, keyholding, and notification of anything urgent.

Fortnightly

Two visits a month.

Everything in Essential, twice as often.

Weekly

A weekly inspection for overseas owners, higher-value homes, or properties where insurance requires more frequent checks. We'll always match the inspection frequency to your policy's conditions, not just sell you the top tier.

Extras, priced separately

Pre-arrival preparation, heating switched on before you arrive, fridge and grocery stocking, post-departure inspection, meeting tradespeople on site, emergency call-outs (day and evening rates differ), storm or freeze checks, meter readings, garden tidy-ups, pressure washing and any handyman work, all at our normal trade rates. The hybrid option

Plenty of Sandwich owners want a bit of both: use the property themselves for part of the year, let it during summer and golf events, and have it maintained the rest of the time. We run an owner calendar so you can block your own dates, and the property automatically drops into the Second Home Care inspection schedule whenever it isn't being let.

Why this matters in Sandwich right now

Dover District now charges a council tax premium on furnished second homes that aren't anyone's main residence. Letting a property commercially, even part of the year, can be one way to offset that cost while keeping it available whenever you want to use it yourself.
